 1. Professionally Prepared “Rental Market Analysis” compiled from Realtor MLS rental database assures top rental dollar, without running the risk of overpricing.

 2. We don’t just “stick” your property on the “free” websites along with everybody else. In addition to placing your property on all the usual free websites, your investment home will be aggressively promoted by way of MLS sharing arrangements with all licensed Realtors. This additional exposure means less time on the market.

 3. All property showings conducted by licensed, professional real estate agents, so that you can go about your everyday business.

 4. In-depth tenant screening, including Nationwide credit, criminal/civil court and sexual offender background checks.

 5. Execute all lease paperwork on your behalf. Arrange compliance with local rental licensing where required. Utility transfers, as needed. Security deposit escrows, per Maryland law.

 6. Property inspections every 180 days with detailed inside and outside reports to our owners.

 7. We take care of everything. Disbursements for maintenance, repairs, condo/HOA fees, tax and mortgage payments, per your instructions.

 8. 24/7 Tenant emergency contact center. Our property owners never have to worry about 2:00 AM tenant “emergency” calls.

 9. Quick, efficient rent collection. Strict, but fair, procedures in place for tenant late-rent collection, District Court filings & evictions when necessary.

10. All net rents electronically deposited directly to our owners’ bank accounts on the 8th day of the current month.

11. Licensed, insured contractors. Never a “mark up” from VPM for any needed maintenance or repairs. Our cost is your cost. Trustworthy, licensed contractors.

 

12. NEVER additional charges to our property owners for items such as: Overseeing routine maintenance & repairs. Handling payments on our owners’ behalf for mortgages, HOA, condo, front foot, home warranties, service contracts, rental licensing, routine inspections, late rent collection procedures, renewing leases to current tenants.

13. Detailed monthly financial reports by way of private Internet portals, along with an end of year financial summary and tax Form 1099.

14. “Tax deductible” fees Our Full Service Residential Rental/Rental Management program consists of two fees:

1. All advertising & Realtor related fees for obtaining a qualified tenant: 70% of the first full month’s rent.  

2.Full service ongoing management: 7.9% of the monthly rent -It covers everything-.

VPM is more affordable and they take care of HOA and other annoying routine payments....not so with our other property - which costs more and does less for us! We are so glad that we found VPM!
