We provide detailed Realtor MLS marketing information on homes in your neighborhood which have recently rented and are currently available. This information assures that you will get “top dollar” for your rental property, without running the risk of overpricing.
We will prepare all Internet advertising materials, including a full “photo shoot” of the interior & exterior of your home.
We will advertise your home on over 65 national and local real estate web sites (including Zillow, Homes.com, Trulia, Hotpads and Realtor MLS). Your rental listing will also be made available through Realtor MLS sharing arrangements with all area real estate agents. All property showings conducted by licensed, professional real estate agents.
We'll personally oversee each prospective tenant’s application in our office and take care of all tenant credit, criminal, sexual offender background screening.
Upon your approval of the prospective tenant’s credit & background checks, VPM provides and executes all necessary lease paperwork on your behalf, collects the tenant’s security deposit and first month’s rent.
We then turn over all completed lease paperwork, tenant security deposit and balance of the first month’s rent to you, if you have made the decision to “self manage” the property.
All of this, including Realtor Multiple Listing Service expenses & Realtor fee sharing arrangements, are covered in a one time listing fee equal to 80% of the first full month’s rent (70%, if owner has elected to use VPM’s ongoing management services). This fee will be deducted from the first rents collected from the tenant.
