What does it cost? Our Full Service Residential Rental/Rental Management investment program consists of two fees:
1. All advertising & related expenses to obtain a qualified tenant: 70% of the first full month’s rent (Min. $840.00).
2. Full Service ongoing management: 7.9% of the monthly rent.
We don’t just “stick” your property on a bunch of websites, then sit back and hope that someone will call:
- In addition to placing your ad on all the usual websites such as Trulia, Zillow, Hotpads, Realtor.com, etc. your rental property will be aggressively promoted by way of Multiple Listing fee sharing arrangements with over 45,000 real estate professionals in Maryland, VA, DC, PA, DE, NJ & WV. Less time on the market means more money in your pocket.
- Provide you with in depth Marketing Analysis information on homes in your neighborhood which have recently been rented and are currently available. Our professional Rental Market Analysis assures that you will get “top dollar” for your rental property, without running the risk of overpricing.
- Prepare all Internet marketing materials, including a full “photo shoot” of the interior & exterior of your home.
- Arrange and oversee all showings and tenant screenings, including Nationwide credit, criminal/civil court and sexual offender background checks.
- Execute all lease paperwork on your behalf. Arrange compliance with local rental licensing where required. Utility transfers, as needed. Security deposit escrows, per Maryland law.
